I would suggest reading some books and reading the forums here. There are many people that invest out of state. You can find them right here on the forums or your local REIA and pick their brain. You could buy a turnkey property and be all set fairly quickly.

Both parties should do their own due diligence. If you were a cash buyer would you not do your due diligence?

May I ask did you use a company to mail out and how much did it cost for the campaign? I'm pretty confident that you will get at least 1 deal as you have a lot of address over a good repeatable time period. Hopefully you're marketing to a area where investors are interested investing in.
