@Don Spafford I'm up in the air about doing a house hack. I think getting some roommates together would be a sweet gig but I'm more leaning towards an investment only property. Thanks for the reply, you made some great points!

Hey everyone! Like the title suggests, I'm 19 years old and would like to get into real estate investing. I have some questions for those of you that have more experience and insight than me. 

1) I currently have enough money to put a down payment on a duplex and am fortunate enough to have parents that are willing to cosign. I know mortgage rates are good right now, but real estate prices are also high. Is now a good time to buy? Is it smarter to take advantage of the mortgage rates or wait for the market to tank a bit? 

2) What are your initial thoughts on a 19 year old buying an investment property? In your opinion is this a wise decision or should I wait? After doing my research and talking to a few investors in their late 20s, I'm convinced real estate investing is the smartest thing I can with my money. 

3) Not a question, but feel free to offer any additional insight or advice. Anything is appreciated.

(To give you guys an idea, I live in Southeast Idaho where the housing market is really thriving. It is currently one of the fastest growing areas in the West.)
