I plan to rehab, sell and hold the note.
I met with the park manager and got this plan approved. However, I did not ask for free lot rent until it was sold - sounds like I need to go back and request that.
I have not made the offer to the current owner yet.
The park does not allow rentals. I did not have the park manager define "rental" but I assume it is conventional and not lease option or "rent to own" - I also need to confirm this.
In the Texas MH investing community, is the preference to owner finance or lease option?

I have found a MH that needs a little work
and the owner has vacated. He owns it outright
and taxes are paid up.

The MH is located in a park and I am not required to move it.
The catch is that it needs a propane tank. Either that or I must
convert the heater and stove to elec.

I will talk to the owner later this morning and
make an offer reflective of the needed repairs (cracked
shower pan, new carpet, propane issue).

I will not be quitting my "full-time job"; therefore my time will be limited to nights/weekends.
Knowing what you know now, how would you recommend I get off the starting blocks?
I suspect the learning process of trial and error is somewhat a requirement but are there any rookie mistakes or pitfalls I should make sure to be mindful of?
Finally, i would like some feedback on mentoring - did you have one? Do you still have one? How did you establish that relationship?

Thank you for the encouragement.
At the moment I am interested in fix/flip and rehabs - have my eye on a few properties that would show good with a cleaning/light rehab.

I grew up in Dallas and now live in Houston.
I have always been attracted to real estate - best I can tell it
started in college when I began searching for my first apartment.
I have 10 years experience at a Big 4 accounting firm
performing cost segregation studies.
Currently I am not involved in real estate investing but I am
looking forward to changing that.
