@Joshua D. Ok. I'll certainly do some more research on this area. Because my expectation is to enter as a wholesaler I have minimal knowledge of buy-and-hold (rentals). Thanks again for your feedback and so quickly.

Joshua D. Thanks for your honest feedback on the wholesaling. I am personally interested in wholesaling as an entry point into the industry. Although I'm not discouraged, what kind of investing do you suggest for a "newbie" to practice when entering real estate investing? If wholesaling has such a low success rate, what makes better since for you that others are not or have not realized?
