Wayne, yes, title search done, jr lien taken care of. The only thing keeping us from taking possesion of the property and getting it cleaned up is one man's signature. My question really is what are the legal requirements concerning contacting him when we have no phone number and no one (yet) willing to go to his current mailing address. Can we send a door knocker to his place of employment? I don't have the experience to know what to say if we start trying to contact friends or family members, one reason we hired a servicer.

Clarification: this has been non-performing for a few years now and the property is vacant. As the mortagtor we would like to forgo foreclosure. For the borrower we would like to leave foreclosure off his records.

We acquired a note in another state and have an address for the borrower but the loan servicer has not been able to find an agent willing to go to that address with DIL paperwork. The address appears to be very rural, thats all I can figure. We know who the borrower's employer is as well. Can we make contact attempts through the employer? Not sure what the legal issues are.
