Post: Was I over charged for a new shower in my apartment?

I just had a leaky shower replaced in a 4 plex.  I have a new plumber and am new to this and wanted to see if I was overcharged.  I am an out of state investor and the property is in Michigan.  Plumber removed old shower and had a contractor move the drain and repair rot in the floor.  Plumber installed new delta shower valve and installed shower.  Contractor installed shelves. I've included photos.  Total cost was about $4700

He's done great work so far,  I just want to make sure I'm not getting the "California tax"

Thank you everyone for the replies,  This is an area that doesn't typically have a ton of apprecation but this last year has changed everything. I'll take a look in the spring and see if there are other comps that look promising.  I'll also talk to a commercial lender.  Cheers!

I bought a 4 unit building last fall in the midwest for $245k.  Gross rents are almost $4k/month. My mortgage is at 4%, I put 25% down and put an additional $30k in to it and replacing floors, repainted all interiors and appliances.  


When I got the appraisal, there was a page that included the income approach and it said it would appraise for $325k.  Sales comp appraisal was $255k.  

I'd like to pull cash out if there was any appreciation or I could get it valued based on the income approach.  I have a couple single family rentals but this is my first multi.
