Welcome @Dan Black

Thanks Sean! I've been following your content. Impressive stuff! There's nothing better than saving clients money (taxes), especially in a high interest rate environment. Let's connect soon.

Thanks Shlomo.

I'm glad to hear you've been successful with cost segregation on your portfolio! Interest rates are relatively high, so I think commercial property owners that can't refinance or are hesitant to acquire a property can still use cost seg for accelerated depreciation. It boosts their NOI, which can make a financing package more appealing to a lender and might give the client better pricing. We still build studies the old-fashioned way, but we can deliver a study within a week. Actually, with our tech stack we can handle hundreds of studies per week. How many properties did you use cost seg for? Just curious. Thanks.

Thanks Vincent!

I'm glad to hear that. I'm excited to see what develops. How long have you been a Realtor, and how's the market in PA? I was in Cincinnati today, but I'll give you call tomorrow. Thanks for the thumbs up intro!

Hi BiggerPockets community,

I'm Dan Black, and I've been working in the cost segregation industry since 2003. I'm passionate about helping real estate investors maximize their tax savings through strategic depreciation.

Cost segregation is a powerful financial strategy that allows property owners to accelerate depreciation deductions by identifying building components that can be depreciated over shorter timeframes. This can lead to significant tax benefits and improved cash flow.

I'm here to share my knowledge and answer any questions you may have about cost segregation, how it works, and whether it's a good fit for your investment properties. I look forward to learning from all of you and contributing to the community!
