I'm a flipper who generally buys from wholesalers. With the changing markets and inventory I'm exploring opportunities to find my own motivated sellers. I've been targeting Liens, Probate,and Pre-forclosure. I've sent mailers, made calls and even hit the pavement with little success. So, I wanted to ask the experts, maybe even the wholesalers on the site, to chime in with advice. Where/how are you all finding your sellers? What's the success rate based on percentage of those marketed to? Any podcasts or other recommendations would also be appreciated!

Yep, I’m good with it. Haven’t met the neighbors yet. Sounds like there’s no real issue though. My best defense will be getting the right peeps in the house. Thanks for the input!

Anyone have issues using this model for R1 zoning? My 5/2 would technically exceed the the counties limit if I rent every room.

Thanks for the follow-up Michael. Great info on using this model. It sounds like you've got it pretty wired. The traditional model for finding renters definitely needs retooling for these types of leases.

Thanks for chiming in Michael. What's your rec. for efficiently vetting your renters? (credit check, work history...)
