Hi Nick, thanks for the message. Very good question btw... Before I start to answer I feel it necessary to briefly explain about our business concept. Lodging, besides the regular tasks of a property management company we have also a set of add up services and an unique commission plan over the unit profit (not rental value). We elevate the value of the property preparing each home to raise its value, offering all the essential, complete concierge service, and from the result of that work we take our commission from the extra profit.

Because of this unique commission system and the add up services, we knew that our cash-flow would be a “nightmare” and we had to develop as a modern automated company. We spent 2015 trying property management software (CRM's). I can literally write an excellent blog post reviewing all the majors software out there, if I took out the time to do it.

Today, we have a semi-custom software to control payments, clients, units and this software is sync with our (well-known) Quickbooks. With this two software working together we are able to calculate taxes for each of our property owners. Honestly speaking, I'm glad that we have a strong expert CFO on board.

My name is Daniel Detoni, I'm the Director of City Operation and Business Development of Lodging Home. Lodging is a pioneer rental management and concierge agency in Miami. Our operations and services are based on the new collaborative consumption real estate market. As a result, our move-in ready managed homes can be viewed in our channel network of more than 20 portals like Airbnb, HomeAway,VRBO and others.

I certainly am excited to be a part of this vibrant community and open to get to know as many of you as possible, share new ideas, learn and discuss business opportunities and marketing trends with one another. Right now one of my top interests is in the rise of short-term rental funds and opportunities to raise money from passive investors.
