Greetings,
I have a few rental properties in Baton Rouge, LA. Due to the location (southern LA) the only property insurance I could obtain is through the state's FAIR plan, which does not include liability. I need to get a separate liability policy, hopefully one policy that covers multiple properties, in the event someone tries to sue. So far I am having little luck finding a provider for this, although I am positive that others have been able to successfully accomplish this. Hoping someone here has some recommendations. Thanks in advance.

Thanks, Patrick! Really apreciate it, please do. These will be lower priced homes rented out to Housing Choice Voucher (section 8) tenants, no luxury needed but still want to create a nice environment for renters.

I am hoping to connect with someone who is familiar with the Housing Choice (Section 8) landscape in Jacksonville and has experience working with the housing authority in Jacksonville. Specifically wondering if they award the FMR listed on the HUD site, if there is an abundant applicant pool, and if the housing authority is responsive.

Greetings BP community! I have a few properties (single family) in TX and CA, and for the most part I am familiar with the basic financing options for conventional residential mortgages. I am interested in pursuing some opportunties that are classified as commercial due to the number of units being over 4, but need some assistance getting acclimated with the different strategies and options involved with financing for commercial properties. Does anyone have any recommendations for mortgage brokers they have worked with that specialize in this area? Thanks in advance for your help.
