I just bought a duplex and got a renter for the other side. My new tenant is asking to pay his rent in advance, in installments, before it is due. He says it's easier for his budgeting.

I see no problems from my end as long as it is all paid by the due date, and I didn't find any legal problems online.

Any information would be appreciated.

I'm trying to get approval for a loan for a separated duplex in Thurston County, Washington (Olympia/Lacey/Tumwater). The property need a fair bit of work so I'm looking to house-hack and get a 203k. 

The first bank I went to did not offer 203k loans and the second offered them, but not on serrated multifamily property. I've set uupan appointment with a few more banks and I'll call more later, so eventually I'll find the financing I need.

Does anyone know of any banks around western washington that offer 203k financing on separated duplexes? It would save me a lot of time.

I'm going to have to skip this one, as other things came up that I can't ignore.

I found two properties in my area that will cash flow well at just under the MLS price, but I do not have the down payment for both

Is there a way I can offer on both and see what gets accepted without forfeiting my earnest money when I choose the other one? One property is time sensitive because it only recently hit the MLS, the other is more desirable.

Anyone investing in (or avoiding) Lakewood, Washington. 

I've obviously noticed the higher than average crime rate, but it also has lost of rehabbable multi families, a large number of people looking to rent and a reasonably low vacancy rate, and new programs and infrastructure(they just put in a new sidewalk and they have better than average public transportation). Their appreciation values are also extremely good.

It seems like this area is promising, but I'm worried a bit about the reputation. Any thoughts?
