25% down sounds right for a multi-family conventional mortgage regardless if it's owner-occupied, I believe the down payment for conventional mortgages depends on the number of units. When I purchased a 3-unit property last year (owner occupied) I took out an FHA loan and I think the minimum requirement was 5%.

@Zach Schwarzmiller I agree, I used Realtor.com and my local realtor when I bought a 3 unit property in Novi, MI last year.

Hello,

I'm new to Bigger Pockets. I have been listening to the Podcast for the last few months and love it! 

I bought my first rental property (triplex) last year in Novi, MI and i'm looking to buy another towards the end of the year. I'm interested in multi-family properties to buy and hold.

I'd like to network with people who invest in Michigan and learn from them.

Where is the best place to obtain a Michigan Rental Contract that I can customize?  :)
