Post: Financing Rental Renovation

I currently own a triplex/3 unit brownstone in Philadelphia. I’ve had it since 2012 and think it’s time to do some renovations to the u it’s if I’m going to keep it long term as well as look at upgrading things like hot water heaters, etc.

My thought is I start in the fall of 2020 with the first floor unit and put $15,000+ into the unit. The challenge, where do I get that kind of money/financing? I have a 3.65% rate so I really don’t want to refi but I’m not familiar enough with my options.

Thanks for any insight!
