The property is 3/1 and has great bones. Exterior and roof are in great condition. It needs a full rehab - plumbing, electrical, HVAC, Water Heater, Kitchen, Bath, Carpet, and Paint. Estimate for full rehab is around $20K. You will be all in at $40K and the property will rent for $850 (or more if you do Section 8). If you add a bed and bath in the basement, you will get around $1,000. Please do your due diligence.

Rent = $850 * 12 = $10,200
Insurance = $450
Property Tax = $500
Property Management = $1,020
Vacancy = $1,020
Net Income = $7,210
Net CAP = $7,210/$40,000 = 18%

Home location is in Douglasville GA, this home needs a simple 10-15K cosmetic repair, but its ARV is 135k, sales price 49K, the profit sounds a bit sweet on this one and it is. CAll me with an offer before it goes.

when wholesaling a property, who pays for the inspection, the seller or me as the middleman or the end buyer?

How do one get an actual ARV on a property? Seller are throwing numbers at me and they are not providing doc, so should I hire an appraiser, that could become costly especially if there is no sale. I like to present my properties to cash buyer with accurate information, such as ARV's. Can anyone provide some info.
