Hi, I am 21 years old. I live in the greater Seattle area. I am currently living with my parents. I really want to get started in real estate. The average house in the Seattle area is ~750k. Obviously there are exceptions. 

Where do I start? I am currently saving as much as I can as well as taking on extra work. I would love to start with house hacking, as I feel that would be the only way I could afford paying the monthly mortgage. I was also considering maybe a duplex (but again it's sooo expensive). Should I find something that would need work? Maybe a live-in-Reno? I am an electrician, and I could do some of the construction part if things. 

Going back to how expensive everything is, what are my best options for financing? What is the minimum down payment I need?
