I'll be more specific. This is an owner occupied residence. We're good for the money and will most likely win since we don't need to do a hard money loan so our margins are better. The deal is through hubzu and we've won auctions in the past with them. THis would be my first auction where the property was occupied. I was just looking for advice on how others have handled that situation. Like the previous poster mentioned, I don't want damage to occur to the property nor do I want to have the previous owner be taken from the home by force.

Any suggestions on how to handle an occupied foreclosure if the tenant refuses to vacate? I'm in WA state, King and Pierce county. I have not bid on the property yet, but it will come to auction in April.
