Hello Bigger pockets, looking for some advice. Ive been a member for a few years and have had a general interest in real investing for about 7 years. With that said, my credit score and lack of money has prevented any real progress. over this time i have worked to improve these areas. my credit is up to a 645. I am now wanting to take the dive. im looking for advice from experienced investors on what they would do in my shoes. where should I start. Im leaning towards buy and holds but feel doing a flip or two to get some cash and experience may be a good start. where do I go for a loan? With what ive researched a 645 credit would get me a fha through the bank. would a fha loan be a bad move for first investment? I have nearly zero debt. I have solod income as well. Ive heard of hard lenders, would hard lenders be a option for first time investors? Private money isnt really a option for me, not at the moment anyways. I live in For Worth Texas. The market here has sky rocketed. Should this be a red flag to hold off?. Im looking to start small.. Around 80-110k.. Any advice would be greatly appreciated..

Hello BP.

I am New to the real estate game. Ive been a member of BP for about a year. Listened to almost all the podcast and read some books. Im looking for someone to mentor me. I want to be able to make my first purchase late 2017 or early 2018.I'm working to get my credit as good as possible. I know there are other ways but good credit will always be a plus. I have zero actual experience. Im hoping someone will give me a hand and teach me some of the ropes. I will work. Ill sweep the floors of I have too. Just want as much knowledge as I can get. If anyone has any advice i would love to hear it.
