Hello!
I'm a single property owner with a duplex in the North Linden neighborhood of Columbus. I have been successfully self-managing the units for about 3 years now, but in a few months I will be moving to a different state. I also own my own home in Columbus. I am considering having both properties managed by a PM company and I was wondering if anyone had any experience with local companies in Columbus.

Hey everyone, so sorry for the late comment.
I had some some very drastic life changes shortly after starting out with my rental and haven't logged in since my original post!
I ended up speaking with the tenant, and they are still renting from me 3 years later. Rent isn't always paid on time, but they have been diligent about eventually settling their balance. I completed some renovations on the other half of the duplex last year and have excellent tenants in that unit as well!
@Michael K Gallagher Thank you so much! I actually have a few questions and will be reaching out. My unit is in North Linden.

Thanks for the replies! I will talk to my agent about amending the offer. I figured that the most likely course of action would be to to provide notice of non-renewal. My concern is that if the tenant does not willingly leave at that point, are they able to avoid eviction due to the moratorium? Assuming that it gets extended again.

Hello everyone!
I am a soon to be first time investor, but I have run into a problem.
A seller just accepted the offer that I put in on a duplex. I was able to walk through the property and everything looked okay. I have the inspection scheduled for Thursday. Everything looked good until the seller's agent provided rent rolls. One tenant has a history of not paying rent each month or just paying partial rent for a month or two months at a time. He has done this three times in the past year, but eventually pays the entire balance. It seems that he genuinely cannot afford to pay at times, but does so when he is able. His lease term expired in January, but he paid his balance of over two months back- rent on January 26th. He is currently leasing month to month, but it looks like he hasn't paid for February or March. Am I obligated to inherit this tenant on a month to month basis based on the current owner's lease? If I don't accept any rent payment from him, thereby not entering into any sort of month to month contract, and I provide written notice that I do not intend to renew any lease with him, is he still protected by the eviction moratorium, even though his original lease term has expired?
