I know this post is old but I figured I'd add to it just incase any new people stumble into it like I did. 

I have 3 SFRs in the Reno market that I BRRRR'd. The market is super hot and rents and prices have been going up a lot. I currently rent rooms individually and usually clear $700 - $1000 a month in profit per house. Though deals like that are hard to find right now. If anyone is looking to invest in the Reno/Tahoe markets, I am happy to share my contacts and would love to connect. I have some excellent investor minded lenders and realtors out here that have been very helpful to me.

Just posting this in case anyone stumbles onto this thread. I know it's old.  

I have 3 investment SFRs in Reno that cashflow $700 a month, though I rent out rooms a la carte which helps.  I have a fantastic realtor who invests out here herself and knows the market extremely well.  She's built me pro formas and has tons of insight onto in demand areas.   Happy to discuss the Reno/Lake Tahoe market and share my contacts if anyone is interested.

Hey Josh, I've got a 3 SFRs in the Reno market that cashflow $700 - $1000 a month. The $325,000 price range is a bit low for that market but if you are ok with putting in some renovation work, it could be possible. If you are ok with buying something on the Sparks side (894236/89512), which is an adjoining municipality just East of Reno, I think you could find something that wouldn't take too much work. In Reno proper will be tough to find a property with decent ROI in that price range.
