Hey everyone,
I'm Dan, 35 here, I'll be able to make my first purchase in summer '26. I work in Potomac, MD, and would like to buy a condo or apt that I can easily commute and live in, and then eventually rent out, and then buy another.
I'd be happy to make connections over similar goals, and to learn about tax info for DC, great spots to buy, and trends for rentals. I figured DC would be a great area to invest in because it attracts tons of young professionals. Maybe you can prove me wrong?
Let's talk,
Dan
Welcome to BP. The market in the area is dynamic and continually changing. It has been though historically one of the most stable markets in the country, with very predictable patterns.
That's great to hear.

@Daniel Green some good suggestions and really high performers on this thread, you are in good hands.
My thoughts: don't get set on just one trend since your goal is to purchase in 2026, as we've all experienced, a lot can happen in a year. Keep watching the market and align yourself with people who are actively buying, they will have their fingers on the pulse of what is going on.
Today I'd say buy a condo in DC for a discount, tomorrow that advice may be different.
We host an investor meet up monthly in Alexandria, could be a good place to start. Good luck!
Hey Cassidy, great advice. With all the changes lately, I know things are volatile. Where does your meetup meet? It would be great to come.
Dan

I am watching the DC market too. Looking for good deals to buy. No Hoa. I think many ppl will be moving out soon.
Yes that is probably likely. Good opportunity for others to move in. I will be buying next summer. I am imagining the market will look quite different then. Hopefully.

Ive actually been looking into buying a condo myself as an investment, I have a few rules, needs to be with both good hoa management & relatively cheap fee (bellow $600 a month) needs to be in area where I’m not competing against other new construction apartments, needs to be an area where even townhomes are so expensive you are not competing, I.e. upper nw, nova, Bethesda etc. needs to be 1990’s or newer in most cases.
Hey Jack,
That's sound parameters. Thank you!
