Thank you for your quick and very insightful reply! I will see about trying to get it financed under a personal loan because there is good highway front property that I want access to. The "home" will not appreciate well if I decide to sell but renting it out and rezoning the property may be the route I try to go down. As far as finding a lender, is there a better place to look for this situation or should I just keep calling lenders and asking for quotes?

I have the option of living in the property or buying it as an investment but the options are obviously different. We are having a hard time finding a lender since we are wanting to buy it as an investment property and not as a live in. We know(or assume) we could get a mortgage easier if we used conventional or FHA but are there any lenders who specialize in manufactured homes for property investments. Any help is greatly appreciated.

I used only 1 out of the 2 units as income from the property to show what our costs would be if we lived there for the first year. Should I be analyzing like this or just assume both rents and then you won't have that actual cash flow because you are paying the rent for your side? I assumed it would be the same in the end but since we are going to live there this would help visualize our immediate cost and expenses. I appreciate any feedback and help as this is my first post.
