So I was driving for dollars in an up in coming (upscale) neighborhood and I came across a FSBO sign. I wrote down the address and did some research on the area and property and I also watched as many videos as possible to determine the offer I should present to them but I keep having trouble finding the value of the home, so I go with my current knowledge call and make an offer anyways and it turned out to be to low! Do I need a REA to give me the comps and value of the property to determine the ARV or is there another way I can do it on my own through other listing sites.?

So I'm a newbie in the real estate wholesaling business, still looking to land/close my first deal. I would like to know do I need an attorney to write me up a contract or can I use one from another wholesaler? Any advice would be helpful. Thanks
