@John Thedford and @Javier Marchena . Thanks for the input. I'm assuming you do this to get someone at the property to look for bigger issues (Termites, foundation, septic, etc.)? Also, you're both making cash offers - does this mean you aren't bringing financing to the table at closing?
@Javier Marchena and @Michaela G. If you visit the property and write an offer without an inspection contingency, does this mean you're rolling the dice on the big ticket issues above? Is there a certain property age that would make you hesitant to make such an offer?

Hey all,
I am curious to get some feedback regarding contingencies used when BP members are making offers for property.
What contingencies do you use and why? Does it change based on your strategy (Buy and Hold or pure Flip)? Has that evolved as your investing career develops?
