Hey Vince,

I'm active duty on Hickam now. I'm also an investor with my Hawaii real estate license. I'll be full time investor in four months after I transition out. These guys are spot on with their answers. If you want to start familiarizing yourself with the market Oahure.com is great. I definitely love the site, but it's not always the most up to date. I have run into a couple issues where info wasn't the most up to date info, but only by a day or so. I'm sure by now as an investor you know any real estate agent can set you up with an auto email that is tailored to your exact specifications. We pull from hicentral.com (MLS). Depending on where you buy out here, some houses will go under contract the same day it goes public. I'd be more than willing to set you up with an auto email and answer any market questions you may have. Shoot me you email that you want it to go to.

Also @Jordan Sunshine has been holding some investor club meetings. I have not been able to make one yet but I'm planning on it. It would be a great place to meet like minded folks and help you dive in once you get boots on the ground.

Please don't take this the wrong way, but I personally wouldn't use my name in a business. The reason I say this is because the purpose of an entity is for protection and tax purposes. The more anonymity you have the more distance you create between you and a litigation. Speak with an attorney for more in depth protection and legal advise. 

As for the word ugly, I would say use it only if the title can be spun in a positive way.... such as "Ugly Duckling Homes"

Sorry if my answer is a repeat, but I have two options that come to mind. Either you get the VA certificate released from one of your properties.... Or go to Navy Federal Credit Union and qualify for one of their zero down loans. It follows the VA loan very closely. Last time I checked the difference was the funding fee and % rate. VA will have a lower % but a higher funding fee. NFCU will have a higher % but lower funding fee. They gotta make money too. When I joined I was active duty and they only required me to put $5 in the account. OH and when I last looked into it your immediate family can use the loan as well... as long as you qualify. Hope that helps.

Has anyone used these closing agents to do an assignment contract or double close?
