So you would recommend a cash on cash return model?

Hi BP Community,

I am relocating for a new job opportunity. My wife and I decided to rent our current home instead of sell. We found (or they found us) a young family who will be renting for the next few months and then we may go AirBnb for the summer months.

Given that our home was never intended to be a rental, I'm not sure how to calculate my rate of return. I'm not sure what inputs to include or what formula is best. We've already set the rental price so I guess this is more an exercise for my peace of mind.

@Theo Hicks - I didn't explain myself very clearly. Right now the basement is shared and both units have access to the laundry. However, the washer and dryer are feeding off one unit's utilities. My concern is how to handle this situation - one tenant would be paying the electricity and water for another tenant's laundry. Does that make sense?

@Zach Hawrot - I intend on having the tenants put the utilities in their names. But in the current setup, the shared laundry space is all on one unit's utilities. I was also wondering what to do regarding this if I don't partition the basement and setup a laundry space for each unit.

Hi BP Community,

I just bought my first duplex with the intention to BRRRR it. The duplex has a shared basement and laundry area. The first floor unit has direct access to the basement and the second floor unit has access through a door in the front entrance landing area. Would adding a partition in the basement be worthwhile? I am already updating the electrical, so it would be a matter of relocating one panel to the partitioned area and leaving the other panel.
