 Can you expand on your tear down estimate? How do you come up with it?

Planning on renting out my current primary residence in a couple months. It's a 3 bedroom 2 bath. One of the bedrooms had a portion of the wall opened up into the dining room. 

Do you think this will effect getting a tenant?  Do you think it would be worth having someone close up the wall before putting it on the market to rent?

If you were to close this wall of how do you go about finding a good contractor(s)?  Would you find a general contractor or is there a better way to go about such a project?

Buying my second house shortly and renting out my current place.  After reading here and listening to some of the podcasts I'm pretty excited!

Already planning on buying a second rental after I finish this one.  I would love to build this in to my primary source of income.
