I have no idea how to do wholesaling and really want to learn. I’m more of a hands-on learner, so I’ve looked online for a great mentor to learn how to be successful at it. 

The internet is full of clickbait of recordings that people want you to pay, in some cases, thousands of dollars to watch. 

How can I find legitimate people who are willing to help me learn this business, but aren’t scamming or taking lots of money? 

When I requested a portfolio of work from the agent as well as a breakdown of building costs, I was told they want to work only with clients who “trust” them. The agent has an Instagram page  where they post videos of the projects they are building using the pool of money. 

Given the response from the agent regarding builders disclosure and warranties, I would assume they are not following any SEC laws.

I had to get a termination of the agent/buyers representation agreement after the agent stated that she didn’t want to work with me because I didn’t “trust” her. I’m now getting my own RE license. 

I’ve come across websites where agents will solicit buyers to pool their money together in a fund (managed by the agent) to purchase and/or build real estate.

These may be buyers who aren’t ready to purchase an investment property on their own or don’t have the funds, so they are pooling their interests. In exchange, the agent will purchase the property, build the property, and collect rents...some agents even use their own family business as broker and builder. 

After the property is rented, the agent will play interests to the buyers for use of their funds. 

Is that what I could do as an agent?

Hi Sonny, did you move forward with the turnkey property? I have the “initial call” set up with them this Thursday. 

I just got the same message - never signed up either.

Found this thread from 10 years ago on BiggerPockets. Sounds like he is somewhat successful, but it could be because of the amount of people paying $997 to sign up plus $97/month coaching fee (not sure if the cost is still the same from what was said 10 years ago)
