Aaaaaah, I don’t know what to do. We came to the house and they haven’t started... They told us they might not if we don’t buy the house.
Here is the reply - my realtor asks me what I want to do or say. I hate risk with my first home...
walk or stay?
“As to the disclosure, my seller is not an expert on termite damage, he has termite bond up until few years back when his personal situation changed. We had “### Termite Co” came by when I first listed the home in August 2019 for a pre-listing inspection, and found no active termites. As you can see, even now, no inspector or termite expert can tell us how much damages were there, or how much will it cost to get it fix. So, when you imply that my homeowner is trying to hide anything knowingly from the purchaser that is totally untrue.
If your buyers are still interested in purchasing this property, I am sure Mr. ### will have no objection after the repairs done( by ###) to have your buyer’s designated company to inspect and bond this property.
Since the closing is not happening today, as per contract stated, I will need an extension or some kind of update as to what your buyers’ intentions are.
Mr. ### want to be fair, and doing his best to clear the CL-100, even though this is an “As Is” contract.
Let me know what’s your next step, and give me a call if you have any question.“

I guess both ways have advantages.
local - better service/cheaper
Big companies - lower likelihood of bankruptcy
I just don’t know exactly what to look for, but asked my realtor to schedule a walkthrough for tomorrow and plan to talk to the contractor

Any further suggested questions for the contractor?
Is there something like a pre termite inspection?
Should I tell the seller not to get the bond but to give me the 800$?

That all makes sense. But those are difficult times and what good is a termite bond with a company which is out of business? Thus I'm trying to go with the bigger companies in Charleston, SC

Thank you Terrell and John! How would you go about checking the repairs/damages? What should I ask the contractor?
My idea was to tell him not to get the bond, but give me the 800$
After the repair I wanted to get terminix in and get a formosit and subterran termite repair bond.
What if I redo the roof and they find lots / serious termite damage?

Hello all,
We have our first house under contract. It is located in Mount pleasant and we got it offered at a great price.
The house has a older roof and AC but we factored that in with the offer.
During the CL100 we identified some termite damage. There is a life oak and where the leaves and miss fell a small leak, and apparently there the termites came in.
The house is 60k under market value and we love the location, neighborhood, yard, floorplan, etc... And really hope to make it work.
The damage was only spotted in the frog.
We had a contactor there and he estimated the damage at 17-25k but could be much more once you open the sheetrock and see how far the damage goes.
There was a TV moved in front of the storage door. So the owner obviously knew... But had it not disclosed. He wants to fix it on his dime. We got the quote from the contractor 3k maybe more depending when what he finds when he opens the wall. He also wants to get a termite bond from the same small company, 800$ for that.
Bigger company offered me 1700 for initial treatment + 200 for the repair bond.
Repair starts Monday. I don’t know if I can go there, what to look for? How to make sure it’s done right? I just don’t know if it’s worth the risk? But we love the house...
