It sounds like you fall into the category of those that put their mind to something and figure it out. I was a double major, collegiate athlete, and working 20-25 hours a week. You CAN do it if you want it enough.

The big question is debt free or utilizing leverage to acquire more doors? What are your goals? 

There are many different ways to look at this, but only you know what the end goal is. Good luck!

If your husband values privacy as much as you say he does, this will be a hard to accomplish with STR/Airbnb. Perhaps if you are vacationing for an extended period of time, it could work. As others have mentioned, I would recommend looking at purchasing some type of multi-family property where you can accomplish your investment cash flow goals.

Welcome to the forum and congrats on your first deal (potentially!). My suggestion is the same. Connect with as many lenders/brokers to find one who can offer you a program that works. Good luck!

@Devin James is right. Most foreclosure auctions require cash purchases.

One piece that I would make sure you fully understand in both markets is landlord friendliness. California (while I know many investors who are very successful there) is not an area I personally have interest because of this single issue. You mention the strain if something goes wrong, so wanted to make sure you were thinking through that aspect as well.
