Quote from @Bryan F.:

You might want to just start with hiring a good local PM and have them take over management from here. It sounds like getting a crash course in screening and placing tenants, managing rent collections, and getting rid a problems could prove to be a costly education for you. If they haven’t trashed the place and are pretty much current on rent, you aren’t out much yet. “Yet” being the key word there. A good PM will navigate the local rules of getting them out legally if that’s what needs to be done, or whip them into shape, all without you needing to pay a for attorneys and taking the headache out of your hands. Might save you some $$ in the long run.

Any suggestions on a good PM, how to choose one, what to expect to pay or require in the process. Prior to this I looked into a PM but felt overwhelmed by the differences in service, pricing, lack of clarity on what I should be looking for and requiring...

What would you recommend for a process? I did a credit check, criminal background check, got pay stubs, required income 3x rent, and got employer confirmation and prior landlord reference (but I never got in touch with the prior landlord successfully)

I used the Zillow lease template and then added in a few other provisions. It does say they are in default of the lease if anybody other than the named tenants occupy the house, that they must comply with the hoa rules (which restricts str), and that subleasing / transfer of the agreement is not permitted.

How do you suggest finding a good eviction attorney in the area?

Please help! I don’t want my home involved in a crime, can’t prove anything, but there is so much suspicious activity happening!

I moved out and rented my home out to a tenant I found on Zillow. I’ve since seen many red flags that things are not as they should be. I think they are either running a scam or an airbnb out of my home. She lied about being at her job for 3 years when it had only been 3 months, lied about her income level and prior rent payments. She is very unresponsive, and did not pay the last months rent upfront as agreed upon. She took down my camera that was placed over the front door.

Most importantly, I rented my home to a lady and her 2 daughters, but it is pretty clear that she does not live there, it is only a man’s stuff in the master bedroom closet, and a man’s name on the utilities. There’s a suspicious car in the garage with no license plate on it, and she’s lied about pretty much everything she’s told me. I got a picture of her drivers license but am now doubting that was even real. She pays rent on Zelle through multiple other peoples names, and so I am getting partial payments (though she hasn’t paid the total amount) which I think means I can not evict her. Is there anything I can do????
