 Thank you for that information, Bryan. Just out of curiosity, does the contractor need to be licensed? Or is it only the electrician and plumber that need to be licensed?

 Definitely appreciate the advice, Joshua. As Tom Bilyeu says "There's always room for the best". That being said, I am going in with that type of mentality. Definitely not looking to hit a goldmine right away. I am looking to just get my first rental property to start my out-of-state investing strategy. 

I am already looking into flights to Columbus within the next month. 

Any recommendations on where I should start? Who to meet? Any guidance is greatly appreciated.

Good afternoon BP,

Where exactly did you find your first contractor to work on your first investment property?

I am trying to understand if, in fact, most investors get their first contractor via networking or if they just google "contractors in the city of ___"

I am days away from looking for my first property to invest in and I want to see what is the best way to find a general contractor.

U simply deed from LLC to personal name when you do the refi happens every day.

How easy it is to deed from the LLC to my personal name at the time of refinance? Is it as simple as just transferring it to my name? Or do I need to go through a process?

Most non conventional lenders prefer you use an entity however their are a few who (Depending on the state) will lend to you in your personal name

Good afternoon BP,

I have been recently reaching out to hard money lenders out in the Ohio area to get more information about the company, fees etc. Some of the hard money lenders only lend out to LLC's.

I am looking to purchase homes, rehab them and then refinance them. However, I know lenders won't lend to LLC's.

Are there hard money lenders that do loan out to individuals? If not, can I purchase a property through my LLC and then switch to my name before I refinance it with a bank?

What do you guys recommend?

 Thank you, Kevin. That is definitely some great insight. How much are properties going there for? And are they requiring a good amount of rehab?
