Hey @Mark S.- certainly happy to discuss my fees/compensation. There are two different ongoing services, one with investment management and one without. If clients decide to engage for both financial planning and discretionary investment management, I would actually manage their investment accounts for them. The majority of my clients do not engage with me for investment management, rather elect to manage in their own self-directed accounts. The ongoing/comprehensive financial planning covers the advice around those accounts, I just don’t directly manage them. 

The fees are simple and transparent. No AUM fees, only a flat fee structure. No compensation from any other sources, meaning 100% fee-only fiduciary. 

Happy to talk more and answer any questions about my experience as a real estate investor(own 13 investment properties) and a flat-fee, fee-only CFP. Not many financial planners check all of those boxes.

Hey Nikunj-

As you have probably found, most advisors don’t want to talk about real estate. There are a few of us out there. I agree with you that flat fee advisors are a better fit for people who invest in real estate. I’m always happy to speak with real estate investors looking for a financial planner. Additionally, XYPN is a great resource and place to look for a planner.

@Scott Trench you are 100% correct! I would add, that for real estate investors, they should also look to hire someone that won’t charge them based on their assets. Instead look for an advisor/planner that works on a flat fee or monthly retainer model.

Couple of things to think about. 

1) you might not be eligible for in-state in FL, even if you move now. Most states have a “seasoning” requirement, and you must live in state for > 1 year before eligibility for in-state tuition. And worse, if your child starts, you might not even be able to get it if you move to the state. Do deep research on the state rules around this. 

2) someone else talked about selling your current home and paying capital gains. That is very unlikely, since there is an exemption on capital gains if you have resided in the house for 2 out of the last 5 years.
