I don't think I mentioned "fees" anywhere, Nathan.
And, yes, the Seller pays the commission to the Listing Broker who then, per the listing contract, divides it to Selling Agent and Buyer's Agent.  Since I am not licensed in Mass, I cannot collect the Buyer's Agent fee even though I represent myself.  Listing Broker gets to keep it.
But, thanks for not answering any of my questions.

I am a Realtor and Investor in California.  I want to buy a condo in the Boston area.  Can I do that direct, without a Buyer's Agent?  What is the process, in general?  It seems Mass, like Vermont, uses lawyers for RE transactions.

Newbie to Commercial RE Investing...

What are the reasons, if any, that someone would purchase a commercial property that has national-brand client with a 15 year Absolute NNN lease IF your monthly debt service is slightly less than the monthly rent (for the first 5 years)?

Is it merely for the tax benefits?
