@Craig Moore unfortunately my family doesn't have much capital either. Doing business with family can strain the relationship in my experience and don't always follow through.

@David Ward You don't buy your mailing lists? Supposedly you can buy vacant home mailing lists... Have you had experience with that?

John Mathewson it's super competitive here in CT. You can find good deals on the MLS but they seem to be getting harder to find.

@Stevin Murray I am looking for bird dogs and wholesalers in the Manchester area. I have plenty of experience with flipping properties and rentals but not a lot with bird dogs or wholesaling. I may still be able to give you some insight and pointers though. Feel free to pm me if you would like.

Michael R. I've had the hardest time finding wholesalers her in CT. Everyone is a "wholesaler" but they haven't done their first deal yet. Seems to be a myth around here. I suppose it could just be a matter of finding the right ones.

I always worry about family though. They seem to get nervous and flake out, etc. I guess now that I have a track record that could help. The other concern is that you are stuck with them for life. If they stick you or you make a mistake you still have to see them on the holidays. Haha

Hi All,

I currently find 99% of my deals on the MLS and as we all know is very competitive. We get the occasional deal from pocketlistings with realtors but the is a rarity. My question is, how are other real world investors getting their deals. Do you buy software from the "gurus" for leads or to automatically write hundreds of offers? Or do you just grind it out and send postcards and try to work the phones as the calls come in? And if so how do you manage those leads?

Sorry that maybe a lot of questions for one post!
