@Shawn Ackerman As of right now, I plan to buy and hold to rent out for the passive income. If I do move in the next few years because of the military, I will decide if I want to sell for the appreciation depending on the market. As a buy and hold investor, how important was getting a good discounted purchase price up front for you? What about rehabs necessary before renting out to tenants?

Hello everyone,
My name is Daniel. I am currently 36 years old and planning to start my real estate investing journey this year. I am a little late to the game and have been told several times throughout my adult life to invest in real estate, but I ignored the advice. But I figured better late than never. I am currently in the Army and will retire in about 12 years. By the time I retire, I want to have enough rental properties to have financial independence to enjoy my hobbies and enjoy spending time with my family and watch my children grow up. I am still in the learning phase, but I am actively researching some local markets to hopefully find something this year. I plan on getting a property every year until I retire if I can find a good deal that cash flows positively.
