I’ve been doing a lot of reading, following forum discussions here, attending MeetUps and trying to network.

I live in Los Angeles but just can’t convince myself that I can 1) afford a decent duplex / triplex in a decent area or 2) plug myself in enough to find a good deal before it’s gone.

Ideally, for my first deal (focusing on either a duplex or a single family w/ ADU), it would be within close proximity to me so I can maximize the learning experience (property management, rehab etc).

However, if I’m priced out of LA, am I better off looking at markets like AZ nearby?

Thank you, Jerry. I appreciate your advice and knowledge on the subject! I would guess filtering through and digesting these documents could be a bit overwhelming the first time. I will give it a shot or perhaps even try to find someone more knowledgeable I could tag along with for a county office visit.

I wanted to chime in and ask Jerry a question if I might. I’m a newbie and also interested in obtaining lists. My question is as follows:

Do you have a preference in terms of where you obtain probate lists? Is it advantageous to go to the county office or is it just the same buying a list from a third party like ForeclosuresDaily.com? I would love to use my time wisely (or save time) by sourcing lists from someone who has done the work already. However, if there is an advantage to going to the county office, or if there is money to be saved by doing so, I might go that route.

I am a newbie here, interested in finding a deal in the Los Angeles area. Preferably a small multi family duplex or triplex.
