You might want to contact builders in your area. The property may not be worth much without a structure on it, but a builder may add value to it. I do not mean for you to build on it but give it away to a builder that could make use of it.

I raise my rents between 3% and 5% per year. The expense increase is about the same. I did experience almost a 15% increase in property taxes in one county this year, which I have 9 rentals, which was not a normal increase so you might want to prepare for that depending on how long you plan on holding your property's. I am a buy and hold for at least seven years per my business plan.

My experience is that you get the mortgage caught up and then make timely payments. If the mortgage is not assumable you do not want to have them call the mortgage due in full by transfer of ownership, which they will know if you try to negotiate with them.

I am sorry to bring this up to all of you that may be snowed in but I was wondering about your thoughts about having a SFR with a pool. It's very common place that houses have pools here in Florida. I have several rentals and we manage almost 75 on top of those but only three have pools. I have checked on the insurance difference and there basically is none. My only experience with an in ground pool rental of my own was a home in Illinois that I eventually had to remove because of the hassles it created. My tenants just weren't maintaining it. This was over thirty years ago and I guess that one experience turned me away from owning SFR with pools. Here in Florida I would hire a pool cleaning company to keep it up. I am also curious if you think it will bring additional rents or if it would just be a headache that is not needed. I am currently looking at buying three more rentals this quarter and every home I'm currently putting offers on have pools.

I might be late to this conversation but it has taken me a long time to find an insurance agent that specializes in rentals in central Florida. I was paying for separate liability insurance in blocks of 5 homes per policy. Very expensive and totally not needed, however I had several agents telling me the same thing. I now have found a great agent who saved me 60% to 70% on each property I'm renting out. PM me if you would like more info on them.

Hi Karlus, we have a ton of rentals in Florida and we get our leases from "forms simplicity" for Florida leases. We do however belong to the MLS and we need to sign in using that information. If you have a Relator, if your not one, they should be happy assist you in obtaining a lease. I hope this helps. Dan
