I recently moved to Morganton, NC. I am extremely new to the real estate game. I did flip the house I lived in in Augusta, GA for a huge return but I consider that to be a fluke, although it did give me enough cash to possibly snowball into my next deal. I am looking for deals (BRRRR, Flip, Rentals) in the Asheville to Hickory, or even Boone area (Buncombe, Burke, McDowell, Caldwell, Cawtaba Counties) my big hurdle in getting started has been to find local deals that I am comfortable enough from a distance perspective to manage and lucrative enough to get me over the hump to my first deal!

I finally feel like I am ready to get started in real estate, but like everything else in 2020, my timing wasn’t great - due to Covid, the market where I live has been stagnant. However, The CARES act that prevented evictions and adds supplemental unemployment expires next week. My prediction is massive numbers of evictions followed shortly by a flood in the market of real estate through both retail and foreclosure due to people not being able to afford their mortgage payments. My question is, is it unethical to take advantage of this situation as an investor? I feel like this is going to to be the closest thing to the 2008 housing bubble that I will see as a new investor, but I am having the ethical dilemma based on the seriousness of the pandemic. Is anyone else feeling this way? Should I just ignore those feelings and push forward?
