Hey Guys! I am a first time home buyer and I just got the appraisal for the home I am under contract for and it was $27,000 lower than the contact price.
The home was originally listed for $205k and it was negotiated down to $202k. It was a stringent process to get the seller to budge even a little bit plus they didn’t want to do any of the repairs requested even with the inspection report.
I have been reasonable and tolerant, but I refuse to put even more money on the table (plus I can’t put more money down). I’m hesitant that the seller will come down to the 175k.
What are your guys thoughts?

I am looking to buy in the West Houston/Katy/Cinco Ranch within the next 2-3 months. I am moving to the area in April. I am already pre approved for a loan and I am looking to get a good deal. I’m thinking 3-4 bed/2-3 bath.
My plan as an investment is to rent one of the rooms out to a more permanent roommate and then try to Airbnb the second bedroom.
Any thoughts about the area or my investment plan? I would like it to cash flow but I’m OK if it doesn’t cash flow with me living in the home. I thought it would be a good first step to getting my toes wet in real estate.

Earlier this summer I read David Greene’s book on investing out of state because the New York market is outrageously expensive (and so are the taxes), and I’m looking at my options on where. I want to leverage the people that I already know and so far, those areas are San Antonio, TX, Columbus, GA, and Central Massachusetts. I am considering Central Massachusetts a little bit more just because it would be a lot easier to see things/do my own due diligence. What are your guys thoughts on the Central Massachusetts area?

@Scott Kaczmarek thank you for the advice. I was thinking that the southeast might be more up my lane. I’m more inclined due to having a few relatives in Georgia and Florida. I figured maybe take the time to knock two birds with one stone

@Neil Schoepp thanks for the tips. I really like how you broke things down into parts that I never really thought about. It can get really overwhelming just looking at places that you have no idea about.

@Steve Kontos thanks for he response! That’s actually a really good place to start. I knew that New York wasn’t very landlord friendly so I didn’t want to invest in my own backyard, but I also didn’t think, maybe I should look for landlord friendly states! Thanks!

@Brandon R. Thanks for the response! I actually just finished the book. It was a great read and it really made a lot of sense. It’s just I feel like when it came to location you really have no starting point. I felt like it was saying look at neighborhoods until one meets certain criteria so you really have no starting point to even remotely know general areas
