Post: Heading to eastern North Carolina

Hi folks, 

We lived in NC for 9 years but moved in the early 2000s to take care of family and other things. Our son is graduating high school next year and we will head down after he graduates. My wife and I will be heading to eastern NC.  We want to live within 5 miles of a hospital since I'm a healthcare worker and also be fairly close to a beach or a sound. We definitely want to house hack and possibly start a side gig as house cleaners/handymen.

We were looking at Calabash, Bolivia, Wilmington, Jacksonville, New Bern and every in between. Are there any  areas you would recommend in Eastern NC? Are there any areas we should avoid? Any other advice would be appreciated.

The state university system is consolidating 3 universities into one.  California University of Pennsylvania area will have less college tenants. There have been more listings for MFRs in that area. 

Waynesburg and the surrounding area. This area relies on coal. A lot of the mines are at best doing poorly. Finding employment in medium to high paying jobs is a challenge. The county government is running into budget challenges. Good internet is a challenge. Population is decreasing more rapidly. 

Eastern part of Beaver Falls. 5th Ave is a good demarcation. They have a crime issue. Same with parts of Midland. Just ride around and you'll see. 

Prediction: take this with a grain of salt but the place that is going to improve the most in the next 10 years is the Hill District. Especially the areas closest to the The PPG Paints arena and the areas closest to the hospitals. Excellent location for AirBNBs.

@Alec Weissgerber tell them to no longer accept credit card payments. I don’t know of one pm that does accept cc payments for this reason. They made a mistake in how they collect rent. Advise the former pm that you would be willing to help when they file a police report and file a court case to recover lost rent payments. But the liability for the loss ends with the pm.

Going after you is a going after a chain of people that does not end. If you would be held liable, then you could sue the real estate agent that sold you the property because they sold you a property that attracts tenants that reverse rent payments and that’s a known defect that the agent should’ve been aware of.

Hi Lauren, Can you tell us if the discrepancy you are seeing is based on the county? Allegheny County has pretty good and up-to-date information but Greene County doesn’t like to share the data in a digital format so you need to call them.

@Wayne Brooks I’m not sure. Maybe he thought like I did. Since one of the two units was livable, the property will qualify.
