Hey everyone. My wife and I are looking to move out of our condo (we live in south suburbs of Chicago) and into a new house. After talking to our lender and realtor I realized that I can take a loan out against my 401k and use that as the down payment on our new house. Because of this we don’t necessarily have to sell our condo to come up with down payment money. Real estate investment has always been an interest of mine but something I thought was 5-10 years down the line.

The condo is located in the south suburbs of Chicago. 2 beds 2 baths. 1200 sqft.

I basically have no idea what I should/shouldn’t do and would love any kind of advice to help!

I don’t have too many contacts in the real estate world, where would you say is the best place to find people to start adding to your team? networking events? Personal referrals?

@Theresa Harris me and my wife unfortunately just bought a condo in December 2017 (albeit it was a deal). But now all I'm seeing is house hacking and FHA loans.

But yes saving up cash is definitely my number 1 move. I was looking into wholesaling possibly to gain small amounts to put away until I have enough for a property, but you need a license to wholesale in IL. Would that be something you’d recommend?

Good afternoon everyone and happy new year! First BP post! I’ve played around with the idea for getting into real estate investing for a few months now. I’ve read the beginners guide on BP and want to start doing more. I’m 25 live in Illinois (near Chicago) and don’t have too much money upfront to use.

I currently work in Tech sales and work from home 2 days a week which I will now dedicate to real estate plus weekends. Ideally I think that Buy and Holding single homes and small MFH/small apts would help me achieve my goal of financial freedom and retiring by age 50. Even though the beginners guide was very helpful I still want to what should be my first steps. My biggest goal would to be a o own my first property by this time next year.

If you were a beginner in real estate investing again, what would your first 90 days look like?
