I'd love to hear from people who have had both success and failure in the Detroit market. Seeing he's for sale for $30k plus and rents $550-850 per month, the returns seem very good...... which of course, raises questions! Thanks!!

@Ellie Ryan check out Hutto too. I moved here from S. Austin a year ago and the best thing I did. 79 has a ton of development going on, you can still get nice property here for a somewhat reasonable cost and the neighborhood is lovely. Georgetown is further north, but very pretty. Depending if you'll have a place of work will likely dictate where you buy though, as traffic here (regular life anyway) is terrible. My office is SW Austin, and it takes me 35 mins in the morning normally and up to 1:45 hours in the evening..... COVID has been a blessing on that front, 35 mins each way.

@Todd Rasmussen it's in Austin, located in Oak Hill.

LVT all the way for me. There are a ton out there, but my favorite is Floorfolio. Cheap, has an option for an attached pad for noise if on a second level and above and as far as aesthetics go, it's by far the best. $0.79 for it without the pad, $1.79 with. Really easy to replace too, as long as the right pressure sensitive adhesive is used. I can't stand click systems, you may be able to do it yourself a little easier (people are scared of adhesives), but if there is ever an issue, ripping it all up is a pain in the rear!

Hi all,

Glad to have joined BP and look forward to getting to know you all. I currently have a primary residence and a rental, and looking to add 3 doors to my portfolio this year.

I just wanted to offer up my expertise to anyone who may need it. I run a flooring company that has a turnover of $15million per year and may be able to help answer any questions you may have. I specialize in soft-flooring (carpet, wood, resilient) vs hard-surface but even then, I can certainly direct you.

Just wanted to launch the option out there.

@Nick The development on 79 alone is insane, especially with the Kalahari that has now open. My wife and I are talking about looking at Airbnb'ing our house as it's large with a pool, and I hope people who would want the kalahari, Del diamond experience may bite.

@Tony Ayala I'll add Hutto to that list, and for a long-term play, Taylor potentially too. Also, the I-35 corridor between Austin and San Antonio is booming, I believe New Braunfels is the second fastest growing county in the US, or certainly was before Covid. Microsoft purchased a ton of land down there, San Marcos has Texas State but because of that it is inflated. My rental in S Austin really is a long-term appreciation vs the monthly cash-flow.
