I would agree with some of the comments in this thread. Make sure that you are preparing your credit profile, work history (W2), and saving for a down payment. Researching where you would want to settle down at would also be helpful. Find a mentor that you can learn from as well. Mentors are so valuable.

I know Salvatore! I wouldnt have any problems with house hacking since I can qualify easier for loans. Taking a step out of the newbie comfort zone is just hard. Right now, Im saving up for my next move.

Brewerytown in Philly is hot now

My biggest thing that is holding me back is finding a mentor in my area and balancing real estate investing with a full time job. I have number one squared away and I'm really scared to see how problem #2 will work out for me.

Welcome to the community! There are DC REIA events that happen in the DMV area. You should come out since its hosted by Bigger Pockets members.

What are your goals? DC REIA also has some heavy hitters who come out and speak. You may want to start looking for a mentor right now. You need someone to help you get over the newbie bump.

Dont spend that much. You can get a shell property for that much in Baltimore or Philly. Find a person who has just started out. My best lesson and the person who is a teacher charged me $250 for a session. Teachers who try to tell you to spend that much are trying to make their classes a day job.

Do you plan to stage the apartment? The current place that I stay in staged the apartment and I hopped on the opportunity to get a showing. I would personally wait if your place is not finished.
