Consider the mid west! Great Cashflowing properties! Be mindful of the criminal activity in specific areas. There are sights you can use to gather this info.

I would suggest getting in connection with myself or people who understand the numbers. Real estate is about numbers and relationships. There are markets in the 100k range that cashflow well. Consider the market the neighborhood where the subject property is located etc. I own in AL and MI both cashflow well and in the price point you mentioned. Need more info reach out!

I’d suggest getting in connection with an investor friendly agent in your area who is aware of the market rents in your area. If the mortgage payment is modest and the tenants can cover it sounds like a win to me. Of course do your due diligence but cashflow is king!

Where is your favorite cashflow market located and why?

Is it the team you created? The number of SMF properties available? Less competitive? 2% rule is found in abundance? Etc

As an out of state investor living in NY; where are the cash flowing markets to focus on during these unprecedented times???

Currently have a SF rental under section 8 in AL and a triplex in MI fully occupied!

Time to buy more of my time back through REI!

Looking to grow my relationship with skilled agents/realtors/brokers/lenders/PM,s etc

Always looking to connect and build with like minded individuals!

@Elena Fabri the great thing about real estate is there are always deals to be had. People get flinchy during these types of uncertainty and lots of volatility! I currently invest out of state getting small multi family properties under management generating great monthly cash flow. Feel free to inbox me and we can talk more!
