Was wondering if anyone in Stockton, CA here who does flipping! Would love to learn more about what investors want more of, and where people flip in Stockton! (which I am assuming South side)

Based on the amounts of cold calling I have done in the area, I noticed that a lot of people are moving from the Bay Area to the Central Valley. Just something interesting to know.

I wanted to verify and see if anyone on here knows about calculating the ARV of a property. I want anyone who does flipping to share how they get to this estimate, I already have methods on how to get there, but was wondering if anyone else had something to share!

What avenues do you guys typically find your investors? 

(By hosting open houses? Doing cold calls? Joining meetings? How do I find the investors to line up with my deals?)
