An above average PTR (Price to Rent) is a indicator of a good rental market. You can find this data on Trilia or from a Realtor.

I've been attending the local auctions and it typically doesn't move higher than 30% of the total debt owed. Houses going to auction for close to market value don't really get picked up by investors; it will just go to REO. I wouldn't bid higher than $500k even though it would be worth it but I like staying within a low risk range. I've done due diligence but I have not been inside of the property. Are you interested?

Executive Summary

1990 SFR 4 bed/3ba Estate Home in gated community is going to auction on Monday Sept. 29th at 9am. I have secured bidding deposit of $10,000. Starting bid is $225k, unpaid debt is $280k. Plan is to bid up to $500k. If a win, I will complete any renovations and sell within 60 days. ARV is $1M. I have a complete deal package with details if interested. Send me your email address. Requesting up to $500k private money with 50/50 equity/profit split. Deed/Title can be held as partnership until sold. Must act quickly as proof of funds are required if winning bidder.
