just a basic clean up and sell. Fresh paint ect. Seller owes 75 and wants 85. Theoretically making 10k. Should sell as is 118-120. Had a realtor walk the property and write up a bpo. At that value

Thanks for the responses. I have a partner willing to front the out of pocket costs for a return on profits. Is the best way to go with Bank financing? Or could I just get the current mortgage signed to me and pay the seller his desired profit? Sounds like that could potentially break some law. I'm not sure

Hey guys, looking for a little advice. My local town is growing like crazy and there is a massive market boom right on its heels. I found a motivated seller who wants to just get out of a house left over from a recent divorce. We verbally agreed on a purchase price on 85k. Comps and market analysis show it to be worth around 118-120k and it needs little to no work to be resold. What's the best way to finance the property to turn and sell it at market value? This will be my first investment deal and am looking for any and all advice any of you would be gracious enough to give. Thanks in advance.
