Hey everyone! I've been working on mastering ARV (after repair value), but I still feel like it's a skill I haven't fully nailed yet. I've been using PropStream to pull comps, but lately, I've noticed the data feels a bit outdated. Recently, I started using CMA (Comparative Market Analysis) to get comps.

For those of you who are familiar with CMAs, do you have any pointers on how to best use them? And how accurate are the comps you're getting from the CMA compared to other tools like PropStream or MLS? I'd appreciate any tips or insights from your experience!

VestMap.com does exactly this. I would argue you don't need to see the metrics daily, seeing the current income, demographic group, crime is enough but you can also look at background rates of appreciation, which I love.

I’m looking for a way to visualize my market by seeing key data like neighborhood boundaries, average sale prices, crime rates, and red zones (high-risk areas) on a single map. Ideally, I’d like to track these daily to stay on top of trends and opportunities.

Does anyone know of tools or platforms that can combine this info into one easy-to-read map? Any suggestions are appreciated!

Hey everyone, I’m running into a bit of a challenge finding enough cash buyers and could really use some pointers.So far, I’ve been:Searching the property location and skip tracing LLCs or people who own 4+ homes on PropStream.Googling local investor websites in the area that buy properties.

These have helped a bit, but I’m not getting the volume I’m hoping for. What are some other ways you’ve had success building your cash buyers list? I’d really appreciate any tips or strategies you’ve found to work!
