Hi,

I work with a real estate company that is looking to expand its footprint in Pittsburgh, PA. We are looking for a real estate company or group that can provide multiple rental properties in Pittsburgh for purchase on a regular basis. The purchases would be in cash and we would look to purchase regularly not just looking for a one off deal. Does anyone here know of a company or investor who has that selling bandwidth? Thanks in advance!!

Hi Everyone,

I am thinking about doing a 1031 exchange by selling one of my current properties and using the funds to buy a different property. I needed some clarity on a potential scenario... My property that I'm selling will likely go for 130K. I have a mortgage balance of 70K which means my very rough take home from the sale is 60K.

Is it okay for me to use this money as a down payment to purchase a property for 110K? The new house purchase price is lower than my sale price but higher than my net proceeds. I have heard in the past that you need to purchase a property of equal or greater value. Does this mean it has to be more expensive than I sold my property for or than my net proceeds from the sale?

Yeah, that makes sense. What are some ways that you have raised the value of your properties? Are there certain essential upgrades that you have noticed create great value? 

And that question is for everyone, not just Dustin.

@Dustin Beam Thanks for the reply. So is it possible to finance all 11 SFH into one loan or would I have to take out 11 different loans?
