Have you looked into wholesale properties in our area?  We have a large amount of people doing it and many properties come across each week.  I haven't seen that issue with those as of right now. 

They can do large projects.  They disconnected a septic and hooked me into a new sewer connection on a house. Lots of plumbing and digging on that one.

I have a crew that paints, but I doubt they could get to you in time as I have 2 rehabs they are working on now taking up their time.  I will see if I can find another good one and post back.

Agreed with Korey, I use SOS for all my cleanout stuff.

I believe that one is free, I don't really know. PIG does charge, but the first one is free.

Hey Steven! We have a great group of investors in the area and many of us are willing to help. Check out Professional Investors Guild ( PIG) based out of Pensacola, but we have meetings in Destin as well I believe. I think you will find that our area has tons of investors and many deals rolling.

I personally do all sorts of investing - rehabs, buy and holds, wholesale, syndication, etc. I am also a realtor in the area, so I am glad to help in any way possible. There are a few if us here on bigger pockets as well. I believe there is a meetup in Navarre and or Ft Walton as well.

As many people are saying, if the numbers work and you have done your homework, any market is the right market to buy in. I keep hearing people tell me they can't find deals in my area. I close on 4 properties in a few days. After rehab, I should be sitting at a 20 cap on the low side. I took my time and happened across this deal and didn't hesitate to buy it before someone else could think. Confidence in your info is key.

@Billy Barnes. Good day! I second what Matt said. Check out the PIG group. You will find all sorts of investors in there. I would be curious to see what you are looking at. I am an active investor myself and am in need of somewhere to put some money. Currently we are finishing a big rehab and are searching for another. I would love to be in some multiplexes myself, but good ones are very tough to find.

There are a few of us realtors out there who really know what we are doing. Unfortanutely, the majority just do not really know or understand the investing side. I think the few you will find in bigger pockets will be far more knowledgeable as to your needs.

Thank you Walter I have thought of that.  Mobile, AL is only an hour away.  I will have to inquire there as it is a larger city.
